One of the more surprising trends we are seeing in the latest market uptick is a rather short cycle between buying and selling. The usual metric was that the "average" home owner, if such a thing exists, stays in their house for 7 years. Over the past year I've been involved in quite a few transactions where the was 3 years or less. In fact, in some instances we are even timing the close to get beyond just beyond the 2 year mark so that the Seller is not paying capital gains. And sometimes it is a lot less, such as my recent Redondo Beach listing at 1748 Dixon which I sold twice in less than 12 months. Such is the current real estate world.
In any case, its no surprise to me when I see a new listing that I didn't see that long ago as a "new listing". An example that comes to mind is the ocean view townhouse at 123 S Guadalupe #C in South Redondo Beach. I showed that unit when it was not only a new listing but new constructions as well! That project and the very similar one that is one lot north are two of my favorite detached South Redondo Beach 3 on a lots.
Here's the difference between North Redondo Beach 3 on a lots and South Redondo Beach 3 on a lots. the North Redondo Beach units are almost always attached while most of the South Redondo townhomes in this configuration are detached. The South Redondo Beach townhomes may be 3 levels where the North Redondo Beach units are most likely 2 (with a few exceptions).
One of my favorite features of 123 S Guadalupe is that there is a great bonus room or loft with an ocean view (pictured) above the main living level which is found on the second floor. There is also a deck off the loft room so all in all very useful space. And the proverbial kitchen to die for.
