South Redondo Beach Poised for Price Appreciation
In my opinion, we may very well see steep price appreciation over the next 3-5 years in the neighborhood of South Redondo Beach each of PCH, west of Prospect, north of Torrance Blvd and south of 190th (Anita). For many years this area was just overlooked as most of North Redondo Beach jumped in value as well as South Redondo west of PCH and the Avenues.
There's a few reasons I'm saying this, First is that many of the homes are 5-7 blocks from the beach and priced well below what you would expect to pay of you were that distance in Hermosa or Manhattan Beach.
Second, once we are all done arguing about the waterfront, there will be changes there as well as resolution of the AES site. Assuming that what replaces what is there now is a dramatic improvement, this area will jump in desirability due to walk score and proximity to amenities.
