New Construction Homes in South Redondo Beach
While we've seen a constant flow of new construction in North Redondo Beach, South Redondo hasn't had the same flow. Until recently.
As of this writing there are 13 properties for sale built in 2017 with another 4 in escrow. Year to date through almost 6 months there have been 7 closed sales of new homes. Let's take a deeper dive into all this.
Closed Sales 2017 New Construction
Seven homes closed sales priced from $1,420,000 up to $2,850,000. Six of the seven were attached or detached Townhomes and sold under $2M. The one Single Family Residence sold for the highest price and was considerably larger than the Townhomes.
Taken as an entirety, the median price was $1,550,000. If we just look at the Townhomes the median was $1,507,500 and the average sales price was $1,562,167. Homes were on the market an average of 15 days. So there's high demand. Here's the highest priced sale:

This 4200 Sq Ft home was coincidentally on the market for 42 days before it sold for $2.85m in early April. Here's more about the listing (pictured below):

So now we get to the fun part. There are currently 13 properties built in 2017 listed for sale with 8 being priced above $2.5M with little data to support that price point. In fact, there have only been 4 sales above $2.5M this year in South Redondo Beach with one being the aforementioned $2.85M listing on Avenue A.
Let's take a deeper dive into the currently active new construction listings in South Redondo Beach as of the end of June.
Ocean Front Condos 1000 Esplanade
There are currently five units available at 1000 Esplanade ranging in price from $2.499,000 up to $4,999,000. There are 2 and 3 bedroom units that are 1734 Sq Ft up to 3644 Sq Ft. Exquisite high end construction in an A+ location, here's the listing agent's description of the most expensive unit:

No question that if these properties were on the Strand in Manhattan or Hermosa Beach they would have been gone already. Actually long gone. But in South Redondo, not quite sure if the market is there yet for $1371 Sq Ft. We'll see.

There are two new construction homes for sale on The Avenues in South Redondo Beach and one on Guadalupe.
