New Redondo Beach Listings
It shouldn't be much of a surprise that as we enter the traditional Spring and early summer selling season that we are seeing a flurry of new listings hitting the market. This week we saw 33 properties added to the MLS which is the strongest showing so far for 2017.
Here's a snapshot of the new Redondo listings:
- Fifteen homes listed in North Redondo Beach 90278.
- Eighteen in South Redondo Beach 90277
- Prices of new listings ranged from $579,000 up to $5,488,000.
- The median price of new listings this week $1,059,000.
- Twelve Single Family Residences (houses) were listed.
- Twenty One Townhomes or Condos.
- Five properties New Construction.
As Buyers venture out this weekend to look at properties there are a total of 118 listings over all in Redondo Beach with 49 being in 90278 and 69 in 90277.
Here's a few of my favorite new listings:

In Escrow and Sold
During the same time period 20 properties closed escrow with 12 being in North Redondo Beach and 8 in South Redondo. Fifteen listings went into escrow with 12 of those being North Redondo Beach.
As of this post there are a staggering 103 properties in escrow with the MLS status of either "Pending" or "Under Contract". Of those 63 are in North Redondo Beach and 40 in South Redondo.
Last week 15 properties were taken off the market with 12 of those being in North Redondo Beach and 3 in South.
One of those was my listing at 2117 Huntington Lane Unit A (pictured above) went into escrow at what might be a new high for a resale attached two on a lot. Above MLS asking price with multiple offers of course.

While there may be a few properties not yet updated in the MLS, it is looking like April will close out with 65-70 Redondo Beach sales. So far there have been 24 in South Redondo and 41 in North.
There is greater activity and velocity north of 190th St (Anita) than South. Most likely this is due to the greater affordability and easier freeway access.
You may be hearing or reading news stories that prices are still on the rise - and in some instances dramatically so, while overall sales are down due to a lack of inventory. Or as I like to say a persistent lack of inventory that doesn't seem to be changing anytime soon.
If you are shopping for a loan expect to be quoted rates from around 3.75% to 4.25% depending on the loan product, your credit score, property type and the usual other criteria. If you really are expecting to be in your new home for 10 plus years - and you would be bucking a trend, then there is no reason to not lock in the 30 year fixed as the difference in monthly payment is not that great. On the other hand if there is a 50% or greater chance that you will be moving in 10 years or less, better to go for the 7/1 ARM and if rates go up just refi to another ARM or fixed.

I'll have a 3 on a lot Townhome hitting the market mid May. It is an oversized end unit three bedroom reverse floorplan with no common driveway.
