South Redondo Beach November 2016 Sales Overview
There were 32 closed escrows in South Redondo Beach CA 90277 during November of 2016. To see all the closed listings, scroll down to the bottom of this page for full descriptions, pictures and more.
This is an increase of just about 10% from the 29 properties sold during October. As of this posting there are 51 properties in escrow so we can expect to see a strong finish to the year as these close escrow during December.
There are only 37 available active listings in South Redondo Beach so this is still a fairly strong Seller's Market. At least for now.
Year to date through November in South Redondo Beach there have been 405 closings putting us at an average run rate of just about 37 properties per month. The average sales price YTD has been $1,146,953 with a median price of $1,050,000.
For the month the average sales price was $1,239,686 and the median was $1,097,000. If you are a home owner thinking of selling those numbers are certainly well received. For buyers maybe not so much.
Prices for November ranged from $450K for a two bedroom condo in Brookside Village up to $2,465,000 for a new construction 5 bedroom over 3,000 SqFt house on Irena.
Twelve properties sold below the MLS list price with the balance selling for the last list price or over. The average days on market for November was 41.
All in all, South Redondo Beach Real Estate is doing very well and remains a great investment considering the quality of the schools as well as the improvements slated for the Redondo Beach Waterfront.
Let's look at the activity by area. The Multiple Listing Service (MLS) separates South Redondo Beach into 4 separate areas as discussed below.
There were five properties sold in the Hollywood Riviera (MLS Area 128) during November ranging in price from $899,000 up to $1,599,950. Two of the homes were in the townhouse community of Village Palos Verdes. These townhomes at the current sales prices represent excellent value compared to other option because of a) the location and b) the views that most of them have.
My favorite in this group is the 3 bedroom almost 1900 SqFt ocean view townhome at 466 1/2 Palos Verdes Blvd which was listed for $965K and sold for $970K after 13 days on the market. Here's more about it:

Homes Sold West of PCH
Other than the homes in the Riviera, everything else in South Redondo West of PCH falls into MLS Area 157. There were 13 properties sold west of PCH.
Prices ranged from $649K for a one bedroom in The Village up to $1,760,000 for a 3 bedroom on The Esplanade.
My favorite property was the new townhouse sold at 716 Elvira Ave which sold for $1,670,00. Here's how it was described in the MLS.

Last thought on this neighborhood is that these homes all sell at a duscount to being west of PCH (or Sepulveda) in Manhatan or Hermosa Beach and most often more in terms of age, size, views, and other amenities.
Homes Sold North of Torrance Blvd
This is probably the area that will see the most appreciation in South Redondo Beach. Here's why.
Properties North of Torrance Blvd (MLS Area 155) are not far enough South to add a lot of commuting time for those who have to use the Freeways. Also as the Redondo Beach Pier becomes developed that will be a walking and entertainment draw for residents of this neighborhood. And some properties even have ocean views.
There were eight properties sold in this neighborhood ranging in price from $690K up to $1.450M.
My favorite property sold in this group was 129 S Helberta Av which I have brought many buyers to over the years. This townhouse was built in 2002 has 4 bedrooms and is over 3000 SqFt with an ocean view. $1,450,000 sure sounds like a good price, right? Here's some more.

Homes Sold South of Torrance Blvd
South of Torrance Blvd and east of PCH is a great neighborhood (MLS Area 156). Five homes sold here; one condo in Brookside Village and the rest were SFRs.
While 4-5 bedroom 3,000+ SqFt SFRs will sell for about the same as East Manhattan Beach, many families prefer this neighborhood. Often you are further west than in a comparable MB property or have a view or just get a larger lot or house.
It is a "stunning new Cape Cod in South Redondo Beach. It was designed by Obelisk Architects and built by the master builders at the Johnson Development Corp. It features 5 bedrooms and 4.5 bathrooms in 3370 square feet with sweeping ocean views on both the second level and the panoramic roof top deck.
